Stanton Road Capital acquires infill IOS site in San Diego

Stanton Road Capital (SRC) has acquired Expo Way Otay Mesa, a 7.43-acre infill industrial outdoor storage (IOS) site located in San Diego’s Otay Mesa submarket. The transaction marks SRC’s second recent investment in the San Diego area in the last six months.

The site’s location near multiple United States–Mexico border crossings, including the Otay Mesa II Port of Entry (slated for completion in 2027), positions the property to benefit from increasing cross-border trade volume. Rapid vertical industrial development throughout Otay Mesa has significantly reduced the supply of available IOS properties, leading to strong tenant demand.

“The pace of vertical industrial development in Otay Mesa has left minimal vacancy for well-located IOS sites,” said Tim Ronan Jr., founder and managing partner at SRC. “With rising trade volume and no new IOS supply expected, we see significant upside for Expo Way.”

Currently vacant, the property will undergo immediate capital improvements, including resurfacing, enhanced security measures and upgraded road access. Leasing efforts are already under way.
