Landmark Tower Trades, One of Orange County’s Largest Sales This Year

TriCentre, a 211,916-square-foot landmark office tower in Orange, CA, has traded hands. Los Angeles-based Stanton Road Capital acquired the asset from Hilrod Holdings at an undisclosed price. It is the second largest Class A office building sold in Orange County this year.

Located at 333 S. Anita Dr., the 80%-leased asset is at the convergence of the 5, 57, and 22 freeways, in the heart of Orange County. The 10-story, Class A office asset was built in 1986 and features a continuous glass ribbon exterior, a lobby with Italian marble, Herculite glass, and polished granite flooring, a five-story parking structure, and national tenants including Farmers Insurance and the Department of Consumer Affairs.

Cushman & Wakefield’s Jeffrey Cole, Jeff Chiate, Rick Ellison, Ed Hernandez, and Nico Napolitano brokered the transaction on behalf of the seller. CushWake’s John Harty and Jason Ward were the market advisors and will also serve as leasing agents.
