Shortly after closing, SRC executed a 13-year NNN lease with a regional hospital operator to master-lease all existing vacancy with the option to expand to 100% of the building over time. SRC has significantly enhanced the property through a full renovation of all common areas, new HVAC systems and ADA upgrades.

Transaction Overview: SRC acquired 12940 Telegraph Road in Santa Fe Springs, CA in late 2013. Purchased vacant, SRC executed an 11-year NNN lease with a local healthcare firm converting the building to the sole back-office for the tenant. A comprehensive capital campaign was implemented which included resurfacing the parking lot, new building signage, ADA upgrades and new building systems. The stabilized property was sold to a core investor in September 2014.
